RESIDENTIAL DESIGN PROCESS
01. CONSULTATION
We offer an obligation free initial consultation covering the key items including your design objectives, budget, site and regulatory requirements such as what council will allow and the likely approvals required. This will enable us to provide you with a customized quote and project specific brief.
02. BRIEFING & SITE MEASURE
Upon acceptance of our quote we will begin gathering the remaining information needed to start designing. We will analyse your site in detail to identify any opportunities and constraints such as views, orientation, slope, existing house layout (in the case of a renovation) etc. Usually a survey would be required at this stage which we can arrange with a surveying consultant on your behalf.
03. DESIGN
Based on the project brief and site analysis its time to begin planning and sketching your design. You will be presented with schematic plans and 3d images of the proposed concept to ensure you’re happy with how things will look and function. We will continue to develop the plans and 3D imagery with you to ensure the concept meets your design expectations.
04. PRELIMINARY WORKING DRAWINGS
Guided by your concept design response we will develop the design in more detail and present you with updated plans and 3D images for further feedback. To ensure your project and budget remain in alignment we like to introduce you to suitable builders and/or costing professionals to assist with high level costing estimates along the way. We can also recommend an interior designer or are happy to work with one of your choice to coordinate our plans with their cabinetry designs & selections etc. If required by council, this is when we will work with a town planning consultant on your behalf to lodge a development approval.
05. FINAL WORKING DRAWINGS
At this stage the material selections, construction details and engineering input are coordinated and finalised. Detailed plans are drawn up and submitted for building approval on your behalf via a private certifier. Your plans are now ready for pricing and construction by either a builder of your choice, or a suitable local builder who we can recommend.
06. CONSTRUCTION
During the construction of your project we are more than happy to offer our support on your behalf. We are available to meet on site as requested and liaise with you and your builder to answer any queries you might have.
